1. Introduction

Openhouso ("we," "us," "our") respects your privacy. This policy explains what data we collect, how we use it, and your rights regarding your information. Openhouso is operated by Openhouso LLC, based in Tampa Bay, Florida.

2. Information We Collect

Agent Accounts

When you create an account, we collect: full name, email address, phone number, brokerage name, real estate license number, and county. You may optionally provide a profile photo.

Buyer Sign-Ins

When a buyer signs in at an open house via the QR code, we collect: full name, phone number, email address (optional), whether they are currently represented by a real estate agent, their agent's name (if represented), and optional feedback about the property. Buyers do not need an account to sign in.

Usage Data

We collect standard usage data including pages visited, browser type, IP address, and device information through Google Analytics and Vercel Analytics. This data is anonymized and used to improve the Platform.

3. How We Use Your Data

  • Agent data: To operate your account, facilitate open house coverage matching, send notifications, and generate seller reports.
  • Buyer sign-in data: To notify the host agent of new leads in real time via email and SMS, to generate seller reports for the listing agent, and to display leads in the host's dashboard.
  • Usage data: To improve Platform performance, fix bugs, and understand feature usage.

4. Who Sees Your Data

Buyer sign-in data is shared only with: (a) the host agent who hosted that specific open house, and (b) the listing agent who posted the open house. We do not sell, rent, or trade personal information to third parties for marketing purposes.

5. Data Storage and Security

Data is stored in Supabase (hosted on AWS in the US-East-1 region) with row-level security enabled on every table. Authentication uses industry-standard bcrypt password hashing and JWT tokens. All data in transit is encrypted via TLS. We implement reasonable security measures but cannot guarantee absolute security.

6. Third-Party Services

We use the following third-party services that may process your data:

  • Supabase: Database and authentication hosting
  • Vercel: Application hosting and analytics
  • Resend: Transactional email delivery
  • Twilio: SMS notifications
  • Google Analytics: Anonymous usage tracking
  • Cloudflare: DNS, CDN, and bot protection (Turnstile)

7. Data Retention

Agent account data is retained for the lifetime of your account and deleted within 30 days of account closure. Buyer sign-in data is retained for 24 months from the date of the open house event and then automatically deleted. Usage analytics data is retained for 26 months per Google Analytics standards.

8. Your Rights

You have the right to: (a) access the personal data we hold about you; (b) request correction of inaccurate data; (c) request deletion of your data (subject to legal retention requirements); (d) export your data in a portable format. 9. Cookies

We use essential cookies for authentication session management. We use analytics cookies (Google Analytics, Vercel Analytics) that can be blocked by your browser without affecting Platform functionality.

10. Children's Privacy

Openhouso is not intended for individuals under the age of 18. We do not knowingly collect data from minors.

11. Changes to This Policy

We may update this Privacy Policy from time to time. Material changes will be communicated via email to registered users. The "Last updated" date at the top reflects the most recent revision.
